I would shop around for deals and also look for 2021+ model years. Compare them apples to apples by the effective monthly payment (includes anything down). Agreed upon sales price can be negotiated. 12 mo/15k mi seems to be a better deal. You could always get into another lease after one year...
Here's another data point in MA. '21 Turbo S w/ 20-23k mi. Dealer invoice value was $98k from earlier this year. Retail value was $117k. Agreed upon price was $109k. MSRP $212k. About 50% depreciation in 3.5 years.

Personally, I would sell the '22 CT and search for CPO '23 CT TS for lease at 12 mo/15k or maybe 24 mo if the numbers aren't much higher. You could get a higher specced car at 1/3 of the monthly payment...
